3) Have your home professionally photographed by only the best photographer.  I feel this is the most important aspect of a listing – photos sell your home and unfortunately can fail to sell your home!  I use professional photographers from Virtuance, who is the only company to use their proprietary HDReal Imaging System (check out samples of their photos at Virtuance.com) or ask to see my listings photos.

4) Have “for sale” sign professionally installed, neighborhood directional signs where allowed.

5) Provide full color property fliers/brochures easily accessible to drive-by prospects.

6) Mail “just listed” postcards to neighbors, encouraging them to tell family and friends about your home and advertising upcoming open houses.

7) Advertise your home on the local MLS (REColorado) and Reverse Prospect to all agents who have clients whose search portal your home appears on.

8) Ensure your listing syndicates with over 360 web-based real estate platforms for maximum exposure (including Zillow, Trulia, Redfin, Realtor, and NextDoor).

9) Produce a virtual tour of your home, placing it on multiple the MLS and multiple other websites to attract maximum potential buyers.

10) Create full color brochure to place inside your property.

11) Target my marketing to active real estate agents who specialize in selling homes in your neighborhood.

12) Advertise your home on my website, Instagram and Facebook page, boosting Facebook advertisement continually.

13) Create an open house schedule to promote your property to prospective buyers and market those open houses.

14) Target active buyers and investors in my database who are looking for homes in your price range and area.

15) Provide you with daily/weekly updates detailing my marketing efforts, including comments from the prospective buyers and agents who have visited your home.
